THE WENTWORTH 'STUDIO' HOME OFFICE RANGE

This high specification range incorporating many features you would find in modern house building.

The difference in the models within this range is purely due to the choice of exterior cladding. 

Behind that finish, the specifications are exactly the same.  The windows and doors can be in solid Redwood or PVCu, with no price differential.  As standard, each building comes with 3 lockable windows and a single door.  The standard roof finish is a heavy duty 2 ply Asphalt shingle tile.

These buildings come complete with a fully certified electric package, comprised of: a 3kw heater, 3 double sockets and spotlights, all wired back to a consumer unit.

The interior lining of 9 mm moisture resistant MDF is painted with Crown vinyl emulsion in a colour of your choice from their range.

THE 'STUDIO' HOME OFFICE SPECIFICATION

The positioning  and number of doors and windows is decided upon by the customer. Non standard styles and sizes of joinery products can be incorporated when required.  

FLOOR

Closed panels built around 150 x 47mm pressure treated joists with a boarded soffit and 22mm moisture resistant floor boards. Laid between the joists is 150mm of insulation. The floor sections are placed onto 50 x 50mm pressure treated bearers and bolted together.

WALLS

The cellular construction of all models is the same, what varies is the style of exterior cladding chosen. The 15mm tongue and grooved Scandinavian redwood and the 12mm western red cedar cladding are both attached by hand on site using stainless steel nails. The overlapped boards of the Sunningdale are attached using screws, zinc plated to BS 3382. All cladding is attached to pressure treated battens which create a further cavity thus aiding insulation and helping to keep the walls free of any damp. The battens are screwed onto a sheet of 9mm OSB 3, between which is a breathable waterproof membrane. These are then  fastened to the 34 x 57mm framework. A polythene membrane is attached to the interior edge of the framing before the lining of 9mm moisture resistant MDF is attached. The cavity created is filled with foil backed 50mm polyurethane insulation board which is the equivalent of 100mm of standard fibreglass insulation. The MDF walls receive two coats of matt vinyl emulsion in a colour of the customer‘s choice. 

WINDOWS & DOORS

The 24mm double glazed casement windows include weatherstrips, chrome plated lockable latches and 250mm casement stays. The single and double doors are half glazed though lower glazing panels can be ordered (at no extra cost). The glazing in doors is always toughened. The 44mm thick doors come with three stainless steel ball bearing type hinges, 5 lever mortice lock with a boxed plate (making it compliant with BS 3621 as approved by insurance companies and the police) and a set of Victorian styled, chrome plated handles. The slave door on double door versions has top and bottom fitted flush bolts and cabin hooks if outward opening, again all chrome plated. All windows, doors and frames are treated with a high performance primer and two coats of Sadolin Superdec wood protection in a colour of the customer’s choice (which can be two tone if a different colour is required inside the building - at no extra cost).

ROOF

For the standard roof, the construction is made up of 18mm exterior grade ply boards on top of 68 x 44mm joists. This is then covered with 2 ply asphalt shingle tiles in 1 of 7 shades. The roof is insulated with a 14 layer, foil and foam quilt which is the equivalent of 200mm of standard roof insulation. The underside of the joists is lined with 100mm wide, beaded match boarding. The soffit boards have ventilation grilles fitted to enable the roof void to “breathe”. The 100mm PVC guttering attaches to the facia boards and one down pipe is installed. For both roof options, the tiles or cedar shingles are nailed to pressure treated roofing battens using copper and stainless steel nails respectively. These sit on top of a breathable, waterproof, roofing membrane. The hips and ridge are finished with grade 4 lead flashing for the slate effect tiles and dedicated cappings for the cedar shingle roof. 

ELECTRICAL

All wiring goes back to a consumer unit situated within one corner of the building. The sockets are situated at skirting board level and the spotlights are mounted on the eaves height pelmet. An optional three compartment skirting trunking can be specified, which will have at least one compartment spare for the running of data or voice cabling. All electrical installations are carried out by an NICEIC approved contractor. The customer is responsible for running the mains supply to the site of the Garden Room, though this work (along with the connection within your property’s main fuse board) could be undertaken by us for an extra charge, if required.

GUARANTEE

All of the Studio Range of buildings are guaranteed for 10 years against manufacturing defects and decay (exterior timber should be retreated each year or in line with the recommendations of the preservative manufacturer). Electrical goods are covered for 1 year.
